Do you love your home but need more space? You may have a relative who needs a place to live. Perhaps you’re working from home and need an office space, but your home doesn’t have one.

You don’t want to deal with the hassle of buying a new home and moving, so what can you do? Why not try adding on to your home?

Home additions are an extensive project, but they aren’t impossible. As long as you have the space and can get the proper permitting, adding on to your home will give you the additional space you need. Let’s look at a few types of additions and their benefits.

Remodeling Your Secondary Bathroom: 3 Things to Think About

When it comes to home remodeling, the kitchen and the master bath get all the attention. But what about the secondary bathrooms?

There are plenty of reasons to remodel your secondary bathroom. To give your kids a functional, beautiful space. To impress your overnight guests. To increase the value of your home.

Here are some things you need to think about when remodeling your secondary bathroom.

Function

If you have young children, this is a no-brainer. This bathroom will be ground-zero for potty training, getting cleaned up after playing outside, and other messes.

For that reason, the surfaces and fixtures in this bathroom will need to accommodate small bodies, be easy to clean, and be able to withstand a lot of punishment. But kids don’t stay small for long. So the bathroom should be designed to grow with your children so they can use it well into their teen years.

If your kids are out of the house, or you never had kids, you’ll want to have the bathroom designed for guests and occasional use. In this case, durability is less of a concern, and you might want to have nicer finishes and design elements in the room.

Finally, secondary bathrooms often require more storage space. Many homeowners use the secondary bathroom to store spare towels and sheets, as well as other bathroom necessities.

Budget

Once you know how the bathroom will be used, you’ll want to think about your budget.

Secondary bathrooms are usually less frequently used than the master bath. So you may not want to go all out when it comes to fit and finish. The good news is you can still design a beautiful bathroom on a mid-range budget. There are plenty of options for tile, countertops, and vanities that look great and are a notch or two below what you’d put in your master.

On the other hand, secondary bathrooms are usually smaller. So even if you do go for more high-end finishes, the budget may still be manageable.

Home Value

Finally, think about how the secondary bath will affect the value of your home, and what potential buyers will think of it when the time comes to sell.

Of course, the master bath and the kitchen are the two most important rooms when it comes to wowing buyers. However, buyers also like to see secondary bathrooms that are updated.

At the same time, it's important to strike a balance between personal preferences and broad market appeal. Opt for timeless and classic design elements that have a wide appeal. Neutral color palettes, clean lines, and high-quality materials are safe choices that are likely to appeal to a broad range of buyers.

Also, go back to the function of the space. You may not have young children when you sell the home, but the new buyers might. Or they might want a nice bathroom for guests.

A secondary bathroom that meets the needs of a variety of potential buyers is more likely to add value than one that is highly personalized and specific to your tastes. Focus on creating a space that is easy to maintain, energy-efficient, and user-friendly.
