Home Remodeling Projects with the Best Return on Investment

Home renovations can be tricky. As much as you want your home to reflect your personality, daily needs, and individual style, it’s also a good idea to consider how potential home buyers would respond to your renovations when it comes time to sell your home.

The fact is that some home remodeling projects increase your home’s value more than others. So if an improvement in value is what you’re after, here are the best projects to consider:

Kitchen Update

It’s no secret that kitchens sell homes. An updated and spacious kitchen that can be used to entertain and prepare meals is crucial in any real estate market. A recent study shows that 69 percent of homebuyers would have paid more for brand-new appliances, and 55 percent would have paid more for granite countertops.

It is difficult to determine an average ROI on kitchens because the size and complexity of work vary. But we do not doubt that your new and improved kitchen will be something you enjoy now and will help your home sell in the future.

If you’re planning to sell sooner than later, we can help you determine specifics that will increase your home’s appeal while being cost-effective.

Top Design Trends for 2023

If you’re embarking on a home renovation in the new year and have been trying to put together a mood board, you’re probably surprised by the latest trends. We’re leaving all-white everything and greige spaces in 2022 and entering into a more exciting and dramatic era.

Remember, your home doesn’t have to be “trendy.” It should be a reflection of what makes you feel happy and comfortable. But, if you are interested in learning more about what is in for the new year, here are some of the top trends and how you can incorporate them into your home remodel.

Bring Nature into The Home

Creating spaces that bring the outdoors in has been a big trend for the last few years, and it isn’t going anywhere. This trend extends beyond adding plants and greenery to your décor. It also relates to the materials you use.

Pairing natural materials together to create a mismatched yet somehow cohesive space is what this trend is all about. In the bathroom, using natural stone for your flooring and pebble tile in your shower will create a calming space – to make it feel even more peaceful, add a rain shower.

Natural light is also a must, so a large window or skylight should be considered in your design. Finish off the trend with a natural wood vanity, and your bathroom will be an up-to-date, spa-like oasis.

Mid-Century Modern

Some may say mid-century modern isn’t a trend; it’s a movement. Well, that movement is big in 2023. This home design style is based on the décor styles of the mid-1940s through the 1970s, when clean lines, combining natural and manufactured materials, and muted tones with splashes of color were prevalent in home design.

If you’re after a mid-century modern living room, your space should be simple but still interesting. First, if you want to really commit to this trend, you’ll need a sunken living room and large, floor-to-ceiling windows.

If you include a fireplace in your design, it should be simplistic with sleek lines – nothing overly flashy. The flooring can be large porcelain or natural stone tiles. Have fun with the furniture and bold geometric art pieces, and voila, you have a mid-century modern living room!

Moody and Dramatic

The crisp whites are phasing out, and we are getting dramatic for the new year. Dark spaces with a lot of natural light are a new and very different trend from what we are used to seeing.

In the kitchen, this translates into hardwood or concrete floors. The cabinets should be dark - think navy blue, green, or black paired with wooden countertops.

If you can’t handle that much darkness, a simple granite or quartz can look nice too. Now, here’s the part that takes this kitchen from a 2020 farmhouse to a dramatic 2023 kitchen – the wall color should match your cabinets. We know it sounds like a lot – but trust us on this. As long as your kitchen has natural light, this will look amazing.

What do you think about the 2023 trends? Do they sound like something you could see in your home?

If you’re planning a remodel for the new year, give us a call! Whether you’re into a new trend or have something else in mind, we would love to be part of the process.
